Build
What is the BLDR design-build process?
We manage every phase of the project—from initial concept and planning, permitting through construction and final delivery—ensuring a seamless, highly coordinated experience.
What types of homes do you build?
We build homes tailored to the way you live. From timeless traditional to modern and contemporary, our focus is on creating spaces that are beautiful, functional, and built to last—designed around your lifestyle, your budget, and executed to the highest standard.
Do you build commercial properties?
Yes. Our foundation is rooted in engineering and large-scale construction, including oil and gas and commercial projects. With a background in engineering from Texas A&M University, our team brings a high level of technical expertise, planning, and execution to commercial work.
Can we work with BLDR if we already have an architect or designer?
Absolutely. We enjoy working alongside outside architects and designers, and we are able to help further curate and refine plans to ensure they translate seamlessly into the build.
Regarding an outside interior designer, absolutely! We find outside interior designers are relieved to have an in-house design team to support the process, making collaboration very smooth, highly coordinated and efficient with their time.
Do you build fully custom homes or spec homes?
Both. We design and build custom homes for clients as well as develop high-end spec homes with a strong design point of view.
What areas do you build in?
We primarily focus on the Memorial Villages, Tanglewood, West University, and Bellaire, while also building throughout Houston and select surrounding areas such as Round Top and Fayette County.
Can you work with my architect or plans?
Yes. We can collaborate with your architect or refine existing plans to align with construction, budget, and design intent. We can also fully design the home with our architects and teams at BLDR.
How long will it take to build my home?
The design, development, and permitting phase typically takes around six months. Construction timelines vary based on size and complexity, generally ranging from 9 months to over a year.
A well-planned design phase is key to an efficient and successful build, and we provide clear schedules and consistent communication throughout the process.
How much does it cost to build a custom home?
How involved will I be during the build process?
As involved as you’d like to be. We provide clear milestones and communication while handling the day-to-day execution.
What level of finishes and quality can I expect?
BLDR homes are built with a focus on high-end materials, thoughtful detailing, and long-term performance—both structurally and aesthetically.
Can we make changes during construction?
Yes. The answer is always yes. We try very hard to design your home where we ensure you have a clear understanding of the scope of work, the overall cost and schedule. Depending on the stage where the change is requested, there could be financial and schedule impacts. We are flexible, but we try to eliminate the emotional aspect of the change requested and present the impact to costs and schedule and we can make that decision together as a team.

Design
Do you offer full interior design services?
Yes. Our team handles all interior selections including cabinetry, lighting, plumbing, tile, flooring, and finish materials. Not only do we select interiors, but we are select all exterior materials as well- from exterior finishes, roof, chimney, lighting, hardscape, plants. We take a whole home approach in building your home.
Do you help with furnishings and styling?
Yes. We can assist with furniture, styling, and final layering to ensure the home feels complete and cohesive.
How do you ensure the design stays cohesive throughout the home?
We take a whole-home approach—ensuring architecture, interiors, and exterior elements all work together as one vision.
Can you match a specific design style or inspiration?
Absolutely. We refine your inspiration into a timeless, elevated design tailored specifically to your home.
Land
Can BLDR help me find a residential lot?
Yes. We help clients identify and secure the right homesite based on location, layout, and long-term value.
What do you look for when evaluating land?
We evaluate drainage, grading, lot orientation, usability, and overall potential to ensure the site supports both design and long-term performance.
Do you handle site planning and preparation?
Yes. We plan and execute grading, drainage, and full site development from the very beginning.
Can you develop land beyond a single homesite?
Yes. We approach land with a strategic lens, from individual lots to larger-scale development opportunities.
Real Estate
Do I need a separate realtor to work with BLDR?
No. Our in-house realty team can represent you in purchasing land, selling a home, or acquiring a BLDR property.
Do you sell your spec homes directly?
Yes. In many cases, we represent our own homes, allowing us to clearly communicate design, construction, and value. We are happy to work with outside realtors as well.
Can you help me evaluate whether to renovate or build new?
Absolutely. We assess your property and provide guidance on the best path based on budget, location, and long-term goals.
Do you help with investment or development opportunities?
Yes. We work with clients and partners to identify and execute strategic real estate opportunities.
Renovate
Do you take on large-scale renovations?
Yes. We specialize in extensive renovations that rework layouts, update finishes, and elevate the overall home.
How do you determine if a home should be renovated or rebuilt?
We evaluate structure, layout, location, and cost to guide you toward the best long-term decision.
Will the renovation feel like a new home?
Our goal is to transform existing homes into spaces that feel fully reimagined—modernized, cohesive, and elevated.

Why is your “whole-home approach” important?
A home should not be designed in pieces. By considering everything from drainage to interiors to landscape, we create cohesive environments that function beautifully and hold long-term value, and are not a headache to have multiple vendors touching the same thing!

We are currently focused on the Memorial Villages and surrounding Houston areas, with plans to expand into larger-scale developments.
